As a Manager (Building Operations), you will be reporting to the Senior Manager, Corporate Facilities Management. 

 

What will you do? 

Project Management 

  • Responsible for the delivery of efficient and cost-effective project management to NCS property portfolio. 

  • Plan, execute and oversee project and development work. 

  • Develop comprehensive project plans that outline the scope, budget, schedule, and necessary resources for renovation initiatives. 

  • Conduct regular site inspections to track progress and ensure that works are carried out properly and according to design intents. 

  • Attend regular project meetings with consultants and contractors to manage Users’ changes and monitor workmanship while ensuring cost remains under budget and critical milestone deadlines are met. 

  • Review request for changes, analyse and advise Change Orders impact, assist in negotiating contractor's proposals, submit recommendations to stakeholders. 

  • Oversee the settling of contractual disputes or differences which may arise between NCS and the Contractor. resolves issues and conflicts swiftly, promoting seamless progress and timely resolutions. 

  

Technical Expertise 

  • Demonstrate deep understanding of Design Intent and able to adjudicate on issues affecting the works. 

  • Ability to understand floor plan and construction drawing. 

  • Review and administrate all contractual obligations and specification for contracts including but not limited to construction management and improvement work, etc. 

  • Liaise with authorities relating to building statutory requirements and ensure compliance to all legislation e.g. fire safety, occupational safety and health, etc. 

  • Work with consultants and contactors to review technical aspects of the project and value engineer proposed design elements from an owner’s perspective in an effort to minimize cost and maximize overall project value. 

  • Ability to understand floor plan and construction drawing. 

  • Optimise lease, space management and planning. 

  

Budget and Cost Control 

  • Optimise project budget and implement effective cost-control measures. 

  • Review invoices against actual work performed and make recommendation on the payment certification to Consultants and Contractors upon successful completion of works. 

  • Liaise with building FM or MA on operational and safety requirements or submissions to ensure it is properly disseminated to Consultants and Contractors. Develop and maintain good relationship with stakeholders, contractors and/or vendors while exercising cost control measurement. 

  

Compliance and Administration 

  • To adhere with the Standard Operation procedure and to make recommendation for improvement on workflow or processes. 

  • Control and manage as built drawing. 

  • Conduct joint inspection with Users and together with the Consultants and Contractors in preparation for handing over of completed project. 

 

The ideal candidate should possess: 

  • Minimum 5 years relevant experience in project management including addition & alteration and interior renovation of building 

  • Ability to work with minimal supervision 

  • Ability to be an effective team player 

  • Good customer service attributes 

  • Good interpersonal and negotiation skills as job requires extensive cross functional/divisional dealings 

  • Ability to perceive changing needs and environment with astuteness and rapidly formulate and implement appropriate and effective counter measures 

  • Bachelor’s degree in Engineering or Interior Design or related field
