Make an Impact by:
- Conduct routine site inspections on the building defects and Mechanical and Electrical (M&E) systems.
- Conduct check for any safety issue including fire safety as well as to review the fire evacuation plan and fire-safety programmes in accordance to the Fire Code.
- Participate in the fire drill and table-top exercises.
- Create and verify the Maintenance Schedule in the Computerised Maintenance Management System (CMMS).
- Check and ensure that the maintenance works and activities are being carried out in accordance to the Maintenance Schedule in CMMS. In the event that there is any follow up action, ensure that all the defects are being followed up.
- Check and verify General Permit To Work (GPTW) and Electronic Permit To Work (EPTW).
- Closing of Critical tickets in Common Trouble Ticket System (CTTS) after verifying with MA on site.
- Creation and closing of tickets in CTTS for any change activities.
- Certify the payment of Managing Agent’s fees.
- Convene any operation meetings with the Managing Agent.
- Convene with WSH for the quarterly WSH meeting on site.
- Convene routine operation meeting involving the MA and the other service vendors.
- Assist the Senior Manager / Manager (Facilities) in the procurement such as Tender and Waiver of Competition (WOC).
- Assess the performance of the Managing Agent and the term contractors.
- Assist Senior Manager / Manager (Facilities) in preparing annual operation and capital budgets.
- Monitor operation and capital expenditures and explain any variances and ensure that accruals for expenditures are done on time for works done.
- Ensure that all statutory licenses are up to date.
- Perform any other duties and tasks as and when assigned by Senior Manager / Manager (Facilities).
Skills for Success:
- Diploma in Mechanical or Electrical Engineering
- Preferably at least one year of experience in building and facilities management cum maintenance.
- Good written and communication skill.
- Proficient in Microsoft Office
- Strong interpersonal skills and good team player
- Willing to take ownership of assigned responsibilities and task.
